What do private lenders look for in new property investors interested in flipping or holding long-term? How flexible are they with new recruits even if they have a great deal?

It could be more apparent if the off-market deals everyone talks about are exclusive, as many other agents advertise them on multiple platforms. So it would be good if it is an exclusive deal.

I am searching for reliable and trustworthy private and hard money lenders best suited for flipping properties, holding them for long-term investment, and using them as short-term rentals like Airbnb. While my preferred location is Atlanta, I am open to suggestions from credible sources anywhere. Please share any information you may have on potential lenders.
