After almost 14 years of investing, I'm currently down to 8 owner occ's. I'm usually in a hurry while signing docs. Most I'm used to, but, now looking back, I've had over 12 owner occ's at one time.
I didn't mean to do it, sorta.
But today, I think I still have 8 at this time.
It's not a bad thing, besides, you get better terms anyway...

I'm sure I'm out of place saying this.

If you can't do the heloc, I'd go in the above direction...

says a lot about your character.... i strongly advise people NOT follow this 'direction'

keep in mind that many banks will do cash-out refis for about 75% ltv.

another option if you really start really doing a lot of these is to get a merchant account (or partner with someone that has one). say you end up paying 3% merchant fees to do a purchase and getting 10% on your APR(purchase apr), you are far better doing that than paying 4% cash advance fee and then a 20% apr (cash apr).

years ago, i wanted to buy a car on my cc since i had a great promo. a buddy of mine had a business and we ran the card through his merchant, i bought him lunch and he wrote me a check. :)

the bank very well could have it listed at a price that would draw in a bidding war. keep in mind that an auction is just that. often times many people will show up hoping that nobody else will and then once a bidding war gets going, people get emotional and drive the price up. also, due diligence is key before bidding!

We're getting there. It's at $39 today. I am relieved about the pullback. I am also relieved that the media was calling 49 the top (which means it's not of course).

Silver is on sale. It might go further on sale. And stay in this range over the summer. Either way this is a buying opportunity in my opinion.

many analysts are suggesting that we may go into the mid 30's and then move back into the 45 range in the nearer term. (not that they seem to know more than anyone else)

as i tell many of my clients, often times, securities can go up like a staircase and fall like an elevator. certainly not for the faint of heart.
