Hey everyone just wanted to update you all on the latest, so I am in my 5th month and its going great, a couple weeks ago I met a guy that is rehabilitating a neighborhood in my area and set him up with a capital investor and we are all in business the rehabber has 300+ properties in his inventory to rehab at low to no cost to purchase these properties basically the city approached him to fix the houses in the neighborhood, the city discounts the taxes and leans so he is paying less then bottom dollar for this stuff.

I have my second property on contract its a multi fam with great return, still at my full time, I love my job so it will be hard if I ever need to quit but if I don't quit I cant wait to tell my boss to pay me less, who would ever do that!?!?!?!?! really ?!?!?!?! I would because that's how much I love what I do... well maybe I get a little excited sometimes...

...anyway all is well, just got back from visiting Denver after moving away six months ago and it was awesome. I guess not much to say this time but I wish you all ma y blessed earnings.

I met a guy at a meeting said this person who was speaking was a joke! What are they charging for them to mentor you? I think it was 1500 3 day class and 6month guide, guy "haha call me man I'll mentor you"  me " WOW REALLY GREAT!!! I make a visit two days later talk about stuff get a call from a potential seller,  agrees to contract "" mentor "" let's me use his contract I haven't made up my own yet, great! I meet seller, put on contract week later sign an assignment. days later get help from "" mentor "" to close a deal I decided right away this deal is 50% split no need to discuss he closed and said he has a buyer great 50% split. 

Few days later tell him I'm getting ready to close first deal then Comes the pile of bricks he expects 50% split on both deals, mind me we never discussed any financials he never said anything about a split or some sort of fee but he calls me and says he's getting half of all transactions....

Hold the F up, What!!!??? Hell no you ain't!! second deal sure split you helped get the contract you got the buyer but, first deal 50/50? I brought the deal, put it on contract and I brought the buyer and you want split!? I think NO!

He did go look at the house, he was in front of me when I got the call said hey tell seller this number, and I used his contract with my name on it. 

I do feel like he should get a cut not a split but a cut, his intentions where not clear as far as him charging because of his first approach he seemed like he was doing this for a lot less then the person speaking at the meeting even free,  he wants to mentor me and sign a contract for 10 deals split 50/50 or 6 months, 

I gave him 1250 for what he did and split the second deal.

I guess I just want someone's opinion on this. What do you guys think about this?

I probably won't do much business with this person in the future I am sure he is great and he did get a buyer real quick but that whole first part of meeting wasn't the clear as it should have been. I don't know what do you guys think am I thinking about this too much and over reacting or am I being fair and I should give him a shot?

Great, thanks everyone? My thing about it  is recycle, I don't want to have hard copies of everything, I think I'm going to get one of the mass storage drives from wallies I have a file cabinet but I hate the thought of boxes full of files stacked up in my house or to have to pay for storage of boxes. I rather it be a click away and save in more then one drive for security purpose, like a back up.

Hello my friends so I have worked my first deal open to close step by step, 

It was great!!! 

Now I have all these papers...

What has been you best file system? I would like to have it all scanned and kept in a hard drive, what system works best for you?

@Lynn Currie I have been stressed about this since I got it, I think just the thought of earnest money is what I'm stressed about its the being locked in to the money

Hello all!! Well I am really just doing an update as opposed to an intro, I have kinda steered off the road of bigger pockets and other web sights trying get my contracts, I am pleased to let you know I have!! I am in my 3rd month and have successfully signed two contracts closing one in just a few days the second one in 1 week and the 3rd I just signed yesterday, I have been working very hard on them all, I didn't think it would be so much work but it really is work I don't mind doing because one reason I got in to this business is because I am tired of working hard for other people and making money for other people, I spend time with my family I'm home with my wife and kids, I'm working and paying my bills, right now that's all I wanted when the I start making more money and more money I will be going harder at it! 

I have met some really cool people and some pretty shady people but I guess that's how all trades are. 

I am happy with my progress,

New guy closing three months and signed 3 contracts. Feels SOOO GOOD!!!!

might not be that it's too many letters might just be that it's too soon for them to think about "what are we doing with the house now that they are not here?"

My first  yellow letter campaign I sent out only 20 because I only had enough money for one book of stamps, I had two people call me back, your target market is what matters, as for the houses with back taxes or leans or what ever it's a matter of time. It's all a matter of time, and if you think about it would really depend on your wording it would make some uncomfortable to know anyone looking could see that I could be loosing my house. 

My letters where basic

I want your house, sell it to me, I'll buy it, they know their problems and you have answers words like help, and I'm here, I'll work with you, I think hit the psychi more, in my opinion

Hello friends!!! I am at the end of my 3rd month and I just signed my 3rd contract, yay me righ!!? Well this third one I feel like it might not be the best deal but I got so cought up in the moment that I was getting another contract that I signed the damn paper and even put up some earnest money... 

After beating my self up the 45 min drive home I came to a conclusion, this here as good or bad even if all I do is break even on this will be a lesson learned for the books, NEVER PUT DOWN EARNEST MONEY ON A WHOLESALE!!! the money I'm going to put in escrow, but if I don't sell it Im out that money. I got the house for 20k under market value and it probably only needs 8k roof paint and carpet, 

What do you guys think, how bad is this deal???

I won't let myself loose that money I rather not make money then loose money. Help me out here people...

Thank you all for the responses @Ryan D.   and Lee Liu, I got my list from the county courts its a general list of all property owners in the county, took me a while to figure out how to only see single family homes, in the same data I have owners of commercial, multi family and apartments, I only wanted single family homes.

My resource at the county office is very helpful and didn't mind I call several times with questions very helpful guy. I got the info from assesment department cost $50 and any mods I need after I pay he helps me with, in the same list I have the property tax info, value of house, and outstanding tax info, lol I just answered my own question on finding seller leads, and that is one part of it people with over due taxes are motivated sellers, very nice...

@Lee L. i really would Try the door knocking but I fractured my foot so that's going to have to wait, but as soon as Im good I'm on that, and I really like my man hair...
