I would do a quarter round or a filler. You can stain to match your cabinet. :) I think your tile choice is fine. As long as the colors are similar it should flow well. Don't do the marble that doesn't match...at least to me. Good luck!

You should work with a real estate agent that you trust. The realtor should not be giving you false information or misrepresent the property, it would be grounds for legal action. So they should be telling you the truth about the tenant and the financial data. You want to get copies/proof of the rental income and financial data. This should be a contingency and you should have a timeframe for review / cancellation.

Ask the realtor to have the title company pull the title report up front so that you can review it and ask for a timeframe /contingency to review the report. That way you can cancel should you see anything unacceptable. If you see questionable items on the report you can call the title company for explanation. Aloha!

If time is of the essence, hire a reputable professional home inspector to do an inspection. It will save you time & money of going out there, gets you a professionals opinion, and then you will know the condition of the home. Good luck!

I have seen banks require people to pay ALL of the closing costs, both sides. So this might be why it looks so high?

I am having the same problem over in Hawaii. Hawaii is not a good place for cash flow. Most people buy properties as primary residence or 2nd homes. They buy and hold for appreciate. I was thinking maybe I should invest somewhere else? Glad to see that other investor are thinking along the same lines...Thank you for your feedback!

Hi Amber, I would call the bank and ask. On the notice on the door, there should be the name of the bank and their phone number. Ask them if the property is for sale. All they could say is no it isn't and tell you to contact the owners. I don't know how it is in California, but owner info is public record here where I live in Hawaii, so you could easily get the info and contact the owners or write them a letter. You could also get the owners info from a realtor if you have realtor friends. Good luck!

@Darren Sager Yes, originally from Wailua Homesteads which is the Kapaa/Kawaihau Area. That is where I grew up. I was trying to change my location on my profile but I wasn't able to...

Currently I live in Omao which is about 5 mins outside of Poipu Beach, Kauai's Sunny Southside and was also a resident of Kalaheo for 12 years.

I move a lot like investors do...:) I will most likely be moving this year also to Lihue. lol

Fyi- I see you are at Keller Williams. I just help a husband and wife team from Keller Williams agents move over to Kauai from Kansas City.
