@Michael Smythe, I appreciate your response and you’re right. Processing times for paperwork is a big burden for landlords in Miami as well.

There are agencies at work faster than others but overall, this has been a big issue. Thankfully we are moving to a better system regarding inspections, which is something that impacts processing times greatly and we will be able to get those done within a week or less.

@Jason Brown thank you so much for your reply. This is something that I have been bringing up in meetings with HUD. I am a landlord myself and the first thing I did when given the opportunity was to speak up regarding incentives and additional security deposits. However, the agencies ask for numbers and actual landlord feedback in writing to show them the system needs adjustments. For this reason, we are starting to conduct in person meetings with landlords to get this type of feedback, but there has not been much turnaround yet. I found in my conversations that landlords didn't know who to contact, but we're getting out there.

Miami Dade County has launched a landlord network to offer support to landlords and property managers accepting to work with the different types of rental subsidy programs they offer.

If you are an investor in Miami considering to offer your property to the housing authorities.

What type of support would you like?

What changes would you suggest in terms of increasing landlord participation?

We hosted our first landlord meets and it was a success. There are so many programs beyond section 8 , I was not aware of and now we have the opportunity to have conversations that HUD will use to improve relationships with landlords and property managers.

Any and all suggestions are welcome.

Hello BP,

We are developing a program with youth exiting foster care. The purpose of the program is to prepare them for success. We are partnering with organizations and landlords to assist with health, shelter, and financial education.

I would love to open their minds to real estate, house hacking (we are in Miami, after all), investing, and financial freedom right from the start.

Book recommendations would be greatly appreciated. Books that would be useful for mindset, financial stability, mental health, etc. Does anyone have experience requesting book donations? Who can I contact?

This is a huge project and a great opportunity for positive change. Ideas welcome.

I am looking for experiences with rental subsidy programs in Miami.

Was listing your property with a housing authority your first thought?

Did you ever lease to a participant and later decided not to? Why?

What would make a landlord reconsider participating in these programs again?

For the landlords participating in section 8. We can dispute the vouchers if they are too low. However, we have to submit evidence for the voucher increase to happen. Change is possible.

Miami needs more landlords willing to work with rental subsidy programs, and I need supporting data to show landlords experiences with the system and tenants. In essence, what do landlords want to list their properties to voucher participants?
