Hi,

I'm new to this forum I would appreciate your help with your advices. I'm in process of buying a new construction residential property.

I'm requested from the builder to give me a Certificate of occupancy in order for me to submit my offer. As I mention the property I'll make an offer is a new construction, so I received from the seller a “New Construction Residential Purchase Agreement and Joint Escrow Instructions - Use only when a residence to be constructed by close of escrowâ€, as a form to submit my offer.

When I get the Certificate of occupancy that will be the final document based on which if our offer is accepted I can move right away in the property without waiting any additional time. See, I don't want to get in a situation where I have to pay my rent and pay the mortgage of something I'm not using. Am I right in requesting that document before submitting my offer. I know for the financing I’ll need it.

Also may I use the regular form to submit my offer and not the one that was provided be the sellers agent.

I appreciate your input and help.
