First thing that jumped out at me was your estimated rent went from 2800 fully occupied to 2100 when house hacking. Looks like a 2/1 on each side. How'd you get that number? I also think 1400 a side might be high even if it's fully updated.

Similar to what others said, price seems a bit high given everything that is going on. Like Tim, I check rentometer for everything to get a ballpark and adjust accordingly. The pro version of the site gives quite a bit of information as well. I wouldn't expect top dollar given our current economic climate. Maybe lower it for a year to get it filled then try to raise it back up next year. We also list through Cozy which hits more sites but have had our best luck in this market through Facebook. Once Zillow starts charging we'll stop using it completely anyway.

I'm looking to have some work done to various rentals over the coming weeks and wanted to see if I could get some good referrals out of the BP community. I need to replace two furnace/AC units and install one water softener. Any recommendations who you all use?

Considering gutters on a duplex we recently bought in Maple Grove, MN. Anyone have any thoughts if this should be done first of all and if so, any suggestions on who to use? There were some decent size ice mounds on the driveway this spring from lack of gutters I'd like to avoid. Very slippery.

Have you approached them about the person there? Maybe ask them to sign an amendment to the lease adding that person so you can do a background and credit check. If he checks out, then you'll discuss rent and how you might work out a plan. As of now the dad owes rent. While you can't evict now, you can still build the story to evict later which will be on him.

When the well was replaced at my place at the end of January the frost line was at 4ft. I’d go deeper than that for sure to avoid issues.

To add a few numbers from my Champlin place: They are charging about 18k PER DOOR for just the street assessment (curb, gutters, street lights, etc.). Since I own a duplex I'll have a minimum assessment of about 36k. In addition, I have the option to connect to sewer service for $4500 AND/OR water service for $3700. These are again PER DOOR which is a bit ridiculous if you ask me. I'm hoping to find a way to shave some of these costs since we already have sewer service and technically only need one water connection for the building with two water meters. Not listed here is the bill I need to pay a plumber to actually run the water from the street to the house. The $3700 above is just a connection fee. The city only runs the water to the edge of the property. It's up to me to find a plumber to do the rest.

Hey Jason. I just had to replace the well at one of my rentals in Champlin and it ran about 6k. My first question would be MUST you go to city water? My place has a filtration system that has worked just fine for many years. The well itself does cause a bit more maintenance but I'm not yet sure it's work the cost to switch to city water. Champlin has an assessment coming this summer to redo the streets and sewers at which time they are "urging" me to connect to city water....for an extra fee of course.

I'm also interested to see what others have to say. I understand that if you have a loan this gets interesting since you're technically breaking the terms of the lease. If you own outright I can't imagine its very complicated then.
