@Rachel Rendall Thank you for the little tips! I love how FB won't allow me to post ads that will get me in trouble. I am pushing ads for my real estate sales business & my business partner wants to build a community to help Hispanics w real estate. 

I push out ads but I get rejected all the time from FB :(

I don't post anything that involves sales. I'm pushing out information for the community but I guess FB doesn't speak Spanish yet bc 1/10 posts got accepted 

I am now working on creating something else to build a community. The one post that did get accepted got most of it's traffic though IG. I'm creating posts for each platform & bringing them back to one place. I'm also looking at my Audience Insights to learn about my audience to market appropiately. I'm doing the same for Twitter, even though Twitter is more difficult. I understand it better & I'm creating a plan to push out info to generate traffic through Twitter. 

It all depends on how your numbers are looking like. 

In my market cash is king. You got cash or a larger downpayment, you got the house. This may not be the case in your market bc well you know I'm in California. California is hectic. Your market may have other options available.

Use the 50K for another rental property. I'm not actually investing just yet but let's say your tenant from SFR leaves. You have a 100% vacancy & you have to pay the mortgage + other expenses. & if you have a 4plex & lose a tenant then you only have a 25% vacancy & still generating income from other tenants. I would take multifamily over SFR anyday just because they are always there & I wouldn't have to work as much to get the mortgage paid month after month

Can't ever predict the market, could happen next week or in the next 5 - 10 years. 

Appreciation is good but make it the icing on the cake. Not the actual cake.

I would suggest reading Finding & Funding Great Deals & Long-Distance Real Estate Investing to get started & from there you can move onto other books or straight into analyzing markets depending on how you feel about it.

First ask yourself, why are you in even in real estate investing. According to what you want in your life, you analyze your needs. Do you need to raise capital, build partnerships, etc. 

If you need cash then learn flips, if you want to replace your job then do rental properties. Once you have your foot in the door, you'll see other strategies w in a specific niche. Become a master in one thing then once it's good, you can move onto something else. 

The process looks like this: figure out your why, then once you have an idea of your needs and decide either flips, rentals, wholesale, etc & study them. Once you're fully submerged into the topic you'll have new questions relating to what you want to do. Ask BP or research them on your own.

Welcome to BP! This is an awesome community. I would suggest going through the podcast to have an idea of what interests you then look for more information on BP through forums, blogs, & asking. If you want to dig deeper into the details once you have the fundamentals down, find some books to study & start running the numbers on properties using the BP Calculators!

I'm new to the industry as well. I'm an agent in California & an inspiring investor. What I laid out for you was my path in a way. & I haven't stopped its a continuous journey. Enjoy the process, don't focus on the results, focus on the process & the process will get you the results.

Congratulations! It's all part of the process. I'm not on that level yet but I know what I'm getting into. Just think about your goals, daydream about them & feel the energy inside just burst out to help you navigate through those rapid waters. Don't get overwhelmed just focus on the next thing you must do. You'll do great you have already made it this far!
