Hi guys, 

Any specific zip codes in Memphis? I've been researching there as well but it seems like some areas are little 'hot' crime wise.......any direction? I'm also looking for rentals under 100k. Please advise.

awesome! Thanks for answering all my questions and quickly! Last question I forgot though: How do you approach dealing with current tenant in main dwelling when connecting services to sewer? I’ve thinking about how to get around it without having too many disruptions to current tenant... Do you connect to main line inside the house or have you done it in front of the house by driveway?

Hi Luis/David,

I see that you guys have experience with ADUs. I'm in Orange County, Ca and have been looking at ADU options. I have teams in place for additions, remodeling, construction, etc, that I have covered. I own a few properties in OC and looking to expand portfolio.... My main goal is to buy and hold & to build these ADU's the easiest and fastest way possible with less drama....

Have a couple of questions:

1- Is it easier and faster to work on attached or detached garages?

2- What's the foundation criteria (briefly) for existing garages? There are a few properties in older areas that foundation is not present so I'm assuming a new foundation would be required....

3- Have you added ADUs to existing duplex? 

4- ADUS are now available for investment properties correct? just need confirmation...

Any other information you can provide would be greatly appreaciated!

I was being reluctant about the idea of lowering the price to make it a “deal” for buyers but we all know that when priced right it will sell even though we’re going through uncertain times (which will pass for sure)..

I’ve been investing in real estate for 12 yrs. This year was doing really great with low inventory, low rates and properties were selling like cup cakes until 2 weeks ago when the coronavirus kicked in....
I recently purchased and rehabbed an SFR in South Orange County, Ca and it's currently for sale (34 days) at $1.3M with with some interested buyers....BUT I got (and many of us) stuck with this coronavirus situation which has slowed down showings and sales tremendously.

Any suggestions, ideas, tips to sell it a little faster? I don’t want to have my money stuck in these properties and not be able to get into new deals coming up.

I have 2 other less expensive properties as well, one fell out of escrow because of the virus concerns..

Hopefully I can get some great advise! Thanks & be safe out there!
