@Charles Granja I would love to keep investing here and neighboring areas but the amount of capital I would need might take a while before I can even start looking for something out here. I haven't looked at the 29 palms/yucca market yet but will be looking into, thank you.

@Alex Olson. Yeah he definitely has a point as being able to tend to the properties would be a lot easier. I eventually want to make it as passive/hands off as possible so wether its nearby or out of state I would need to get the right team in place.

@Nate Sanow It seems my biggest road block right now is the amount of capital I currently have. I am open to calculated risk and my be able to obtain a bit more money. Are you located in Tulsa?

@Don Spafford Thats awesome , that is what I would like to do in the near future. The market has shifted quite a bit from 5 years ago so it is a little harder to get in with that amount cash. I will reach out to Grant maybe there something I can do or for future reference. Appreciate the advice Don, thank you.

@Don Spafford Yes the amount of capital that I currently have is not a lot. I save and add as much as I can , but I also was hoping even with that small amount I might be able to start something. I would be open to partnering up with someone but unfortunately most of my friends/family are not interested in doing something like this. I would love to start sooner than later but I wouldn't rush into something too risky. Do you happen to have the info on the lenders willing to do 10% down? Thanks for your advice much appreciated.

@Wale Lawal Seems like a lot of movement going on in Texas, you are definitely right on having a great team to be able to rely on.

@Amber Tomczak I have reached out recently for a HELOC but I was unable to due to the DTI. After purchasing a 2nd property it threw off my DTI, maybe there is other lenders with less restrictions? Congrats on the successful investing, Idaho seems like a solid option if you've been doing it for that long. Yes that would be great, I'll send you a PM.

@Nathan Patterson I've got a cousin in Amarillo TX , might be a good idea to look in that market . As far as COC or cashflow I want something that cash flows at least $400 wether is through long ,mid, or short term.
