The areas of the properties range from Grove Park, to English Ave, to Vine City, to Adair Park and also in other parts of town.

These properties are mostly within 5 minutes of the future developments such as Rodney Cook Sr Park and Westside Reservoir Park developments.

These residential lots are subdivided and in a flag lot format. Pending/Sold comps within a half mile are in the ~385-450k range.

Oh ok, unfortunately that wouldn't pass my buyer's criteria. That would produce ~$8,400 per year. Which would mean the end cash would be around $6,000. That would be a ~6% annualized return based on existing rent. Even at $1,100 per month, that would likely be 9%.

My contact is looking for 10-12%. Please add me to your buyer's list for future deals.

@Rashad Jones Jennings I'd recommend networking like a maniac at every event in that area. Especially business networking events because business owners are usually the hardest to qualify for traditional loans so owner financing would be great to them. Just make sure they can provide 2 years records of consistent income to prove they can cover the loan terms.
