Terri,

The short answer is the idea shouldn't be different, but in practice it will be different because LA has different foreclosure laws than NJ. Its also going to depend on your financial situation and the property.

You might be better off finding somebody local to LA who has closed short sales in your area. I am over in NJ.

I need to get a list of all the medium/big sized commercial players in St. Louis...anybody know a good way to go about this?

Also for bandit signs, hands down don't use 800 #'s. I've tested the same signs in the same exact locations, changing only the phone # from local to 800, and found local outpulls toll free like 3 to 1.

For all interested I have tried & tested several services.

My favorite by far is GotVmail, because they have the most minutes for the buck, most extensions, and their settings are very advanced and flexible.

Another good and cheap one that most haven't heard of is Kall8.
For a simple and highly flexible 800 system, it is by far the best and cheapest. However it gets pricey if you want lots of extensions, etc.

For those who have retailed to the general public:

What websites are good? Both free and pay.

So far I only know FSBO.com and ForSaleByOwner, and Craigslist/Backpage.

After evaluating all the options, I just bought a prepaid cell phone.

Out of prepaid plans, Virgin mobile offers the best. Verizon and ATT/Cingular require a driver's license, so there goes your anonymity.

Tmobile is expensive. Only downside to virgin mobile is you can't forward calls, so you are stuck carrying a second cell phone.

But that should be a constant reminder to keep it ringing, anyway.

Does anybody have good books/online resources that cover retailing start-to-finish?

Like how to write good ad copies, etc?

I am learning that retail buyers care about things we investors never pay attention to. We need to learn what all those crazy things are...

I did a thorough comparison of the most popular voice service vendors, and decided gotvmail was the best for these reasons:
1) for $50 they give you a lot of starting minutes
2) you get a toll free + local #
3) lots of extensions and recording options
4) advanced settings

i found most other services either lacked something important, or weren't price competitive

I'm finally taking the plunge and setting up an automated voicemail so sellers can leave messages.

I need a script so I can get a pretty girl to record it on the system.

Does anyone have good scripts they would like to share? Target length is 2-5 minutes.

Post: Putting properties under contract without a solid buyer's list

YOu need to be building your buyers list at all times. If you were buying, you would just need to keep generating seller leads.

Since you're wholeselling you need to ALSO be generating buyers as well.

Ideally you will have solid buyers lined up in your target area(s) and close relationships. It should get to the point where you can call them BEFORE you go negotiate the deal, describe the property, street, and condition, and they'll tell you what they'd pay. Then you go and negotiate the best deal for yourself because you're keeping everything below your buyer's estimate.

This is how I prefer to do it.

It just requires close relationships, and this is a people business first, and a numbers game second.
