Has anyone started utilized AI & ChatGPT into their business?

Deal flow in multifamily has been tough with increased rates.  We're finding we're under asking on nearly every deal and the deals that are making sense are the ones where owners haven't raised rents in quite some time, usually $250-400 under market rent.  However, we are under contract for such a deal (94 units, Class A) in Columbus and are raising funds in a 506c
