I’m just getting started in my wholesaling business and a potential client home is designated as a historic home. Does anyone have any experience dealing with a historic home and how can I convince the owner to wholesale it to me?

So there’s a portfolio deal that consists of 4 units with 6 total doors. 2 single family and 2 duplexes. Should I analyze the deals separately and put them together or something completely different? All are reportedly under a 12 month lease.

Unit 1-1300 sf—$650 per month

Unit 2- 1350 sf—650 per month

Unit 3- Unit A-1100sf—$450

Unit B-700sf—$350

Unit 4- Unit A-1300sf—$650

Unit B-700sf—$395

Asking $189K. Rent total $3170 a month

So my wife and I are beginning REI in Alabama. My wife has a 401K worth 39K from her old job. After studying for the last 6 months, we would like to use the BRRRR strategy to start in real estate. We would like to buy properties worth 35K or less, with a 100K ARV and repeat the process. At this point we would like to partner with a more experienced investor so that we can learn the process.

Should we move my wife's 401K to a Self-Directed Roth IRA? Also, what other advise would you guys recommend.
