Good evening,

I am currently visiting Detriot from vegas and will be heading out tomorrow. Wanted to see if there is any one that can stare me in the right direction on other places to look at while i'm in town as far as potential areas here to possible purchase some investment properties. Today i spend most of my time around the Morning side, east  english village, harper woods and grosse pointe woods area.  Any suggestions would be greatly appreciated

So i just closed on this loan last week actually. I have rentals in Texas and had a very difficult time trying to find a heloc for investment properties. CMG now offers that in Texas and i jumped all over it. I am yet to see any downside so far again with me just closing but if you have any specific questions i don't mind sharing

I came across this loan product and was wondering if anyone has or is currently using it. It is basically taking your mortgage loan and having a 1st lien on it and it’s essentially a line of credit on your mortgage but your checking account and your mortgage is one. You deposit all your income into your loan/checking account and use expenses as needed and any remaining cash flow, sits in the loan thereby reducing interest cost and helps pay down mortgage faster.

Just reaching out to see if anyone on here has done it and their experience with it as I am currently researching and interested in getting it done if it’s worth it or not.

@Brian G.. Thank you for your response. We actually just recently relocated here to Vegas. I just closed on a house last month and that was for our primary residence here and it just seems like the house prices are just over priced here. I am using to buy and hold strategy hence me wanting to invest elsewhere.

So i am sure everyone starting new in real estate investing wants to start somewhere and really don't know where to start. I currently have 3 rental properties in Corpus and San Antonio, Tx and these were properties i lived in prior to renting. I currently live in Las Vegas and ready to expand my rental portfolio and needing guidance on where to start. I do know i want passive income and build enough of it to be done with my 9-5 job so any suggestions on which market to start in (I am open to all market to buy rental properties), I am looking to buy both single family and multi units as well. Any piece of advice or tips would go a long way. Thanks in  advance for taking the time to respond.
