Austin, Texas - small multifamily, fix and flip, or turn key sfr's.

The purchase market is softening while the rental market continues to boom. Finding a fix/flip that has an exit in the 500s is still a great strategy.

There are plenty of lenders on BP.  Reach out to a few and solicit rate/term quotes based on your project and experience.

I would agree, get the property under contract and then look for your exit.

If the values are close to what you have said it will be fairly lucrative for private lender to fund the down payment.

they aren't all cash. likely a hard money play

FICO is a still a concern with DSCR loans - with DQ scores being less than 620-650 with the programs I am familiar with.

The other concern of course is the actual DSCR.
