I've actually been leaning towards the Smokes just because it's only 3-4 hours away from me. 

Do you self manage your units?  

I was told that there are certain areas in the mountains that you couldn't operate a STR. Is there any truth to that?

I'm looking to purchase a STR but I'm having a hard time deciding on a location. Is it best to pick the location based on ROI, or is there other important factors that a newbie may overlook? I know some state and local governments have laws on STR and of course thats a important factor. I'm just curious as to what parameters other investors use when choosing location.

You should probably take a deeper look into the trucking industry. I know a bunch of people in the industry as owner operator's and they may gross $200k+ a year but there is a ton of expenses to come out that you may never think of. I'm not knocking the trucking industry, it's been good to me and I'v made a lot of money over the years in my truck and trailer repair business. Just be careful and don't  jump in expecting your gonna start out at $200K a year. Good luck!!

Has anyone ever had any success using a paid real estate coach or mentor? I understand most are expensive, and most people probably can’t afford to spend 25k-30k just to boost there investing career. But if it actually helped you reach financial freedom that much faster, would it be money well spent?
