Hey investors, I am out of the Phoenix Market. I am looking for someone who can get me access to MLS comps. I've heard brokers can let people become assistants and give access to comps. I don't mind paying you a few bucks a month.

Don't get slowed down by all the technical stuff. Just do your first deals in your name and get to work. That's stuff slowed me down as well. After making some cash go consult a real estate lawyer.

A lot of title companies aren't comfortable with that but attend a local REIA and ask who they use for that stuff good luck!

Figure out what you expect that 25K to do for you. Then find a real estate project that will hopefully earn you that.

Hop on Redfin and search for the property and it should let you search for sold homes nearby similar to that property. Look at what the most expensive properties sold for and look at pictures of the listings to get a feel for what those properties need to reach ARV

Hey investors, I'm interested in branching out to bird dogs for help sourcing more leads. As far as I've heard just pay them $500 per deal closed. Now I have tried this before by posting Craigslist ads and was flooded with people hungry for money and ready to take action but none actually ever actually produced anything. Can you guys share your experiences with using bird dogs and the best ways to manage them. Thanks!

This is easy. Go to local real estate clubs and network with members. You will find out who there are rehabbers. Who are landlords, so on.
