Hello BP greater-DC community!

 Here's a simple problem someone must have had before. 

I own a condo in Falls Church City (in Falls Plaza) and I want to sell it but I owe too much on it to afford a listing realtor. So I recently listed it FSBO on the MLS (mrishomes.com).

I'm offering 3% to the buyer's agent. I have a current renter through June 30, 2016. 

My renter is insisting that I wait to do nearly ALL improvements to the condo until she and her family are gone. 

Her objection is against the dust stirred up by the window replacement we want to do due to alergies in her family. 

I recognize that she's really the authority on what her family can and cannot handle in terms of dust and maybe they really are super sensitive to drywall dust and other dust that the job will require. 

However, she is also asking to postpone an open house until Mid-May and I'm getting multiple requests to see the condo that must be postponed until mid-May because she doesn't want to open the condo. The lease she signed actually states that she must open the condo to prospective buyers in case of the owner's intent to sell. 

I've heard of renters totally sabotaging deals. Has anyone heard of or experienced a renter-sabotaged sale before? If so, can you tell me about it? What happened?

We got low-balled by 1 investor and so we just went to the MLS residential route. We've gotten $1,950/month for YEARS on this property but decreased the rent for our current renter who wanted to stay 4 years (for her girls to attend the George Mason High School across the street). What's not to LOVE?

We've had a minimum of 3 rental applicants BEGGING for this condo EVERY TIME it has been on the market. You'll have NO PROBLEM renting it for $1,950/month (or MORE).

I'd prefer to sell to a fellow investor so the investor price is $285k (because you'll save me a lot of money on realtor fees). I have a legal real estate service handling any extras or addendums you  or I may need/want in a contract.

So the listed sale price does seem extremely high. Staying on the same regional topic, we are curious to know professional opinions on our recently-listed Falls Church property? Too High? Too low? Just about right?

We were originally entertaining 3 different investors who wanted the property for renting but they low-balled me so we moved into the residential market 2 weeks ago (and again got low-balled post-inspection). It needs $1,300 in new windows. That's all ... and they asked for a $20k price decrease! WHAAAAT? 

Do investors expect $20k discounts on property that brings $1950/month EASY? I've had 3 renters BEGGING me for this place EVERY YEAR I've rented this property! 

Is this low-balling just the nature of the market in greater DC? This is NEXT DOOR to West Falls Church metro and the #2 high school in VIRGINIA!!! Come ON??!!
