I actually found those properties right on the mls! I was able to get them by waiving my inspection and doing a quick closing (paid with cash).

Please don’t hesitate to ask any more questions if you have them!!

What made you interested in investing in this type of deal?

Bigger pockets podcast & money

How did you find this deal and how did you negotiate it?

Represented myself and found it on the mls

How did you finance this deal?

Life savings/ cash from my first flip

How did you add value to the deal?

Buy your appliances and cabinets ahead of time. Waiting for these slowed my project down.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

No problem! So I did a little more reading for ya and found that a plat map is for subdividing. My bad. However, you will need make sure you obtain a permit from the city or county BEFORE constructing your new building. They want to make sure it follows building codes (such as fire code, electrical code, and plumbing code) and that your plans comply with zoning ordinances. Just ask em what else you’ll need to do once you get in contact with them.

I’m no expert but I think you’ll need to submit a plat map to see if it obeys the local zoning regulations. You’ll also need to consider what it may do to your property taxes... again not an expert. Depending on what you’re doing you may also need to pass certain inspections once you’re finished with your project(you probably already know that).
