thank you Craig, Dimitriy, and David. I appreciate all the advise and well wishes. I have been doing a lot of research and studying. Just recently flipped a house I bought off auction but what I'm finding most difficult is that nasty "F" letter word "FUNDING" :). Any suggestions from anyone?
