I have a tenant who's husband passed away and she hasn't been paying her rent. Giving the situation I've been willing to work with her but she has people in and out of the house and I can tell there is heavy drug activity. She is not on the lease but since her husband is no longer living I'm not sure how to go about evicting her. Do I evict her ? She has made one previous rent payment. Or, do I evict the gentleman that is on the lease although he is no longer living? I've never been in this situation.

Does anyone know a commercial lender who will require only 10% instead of the traditional 20%?

I'm looking to put all my properties in an LLC and hopefully borrow against the LLC. I'm not sure where to find a the appropriate lender for this. Any suggestions?

Doing my first flip with two other partners and need to find out more info about 1031 exchange. How will a 1031 work between three people?

I purchased a property cash a few years ago and didn't get dwelling coverage. Now I'm having a hard time finding an insurance company to insure the property due to the age of the home (built in 1946) and because its been over 6 months since its been insured. I know it's silly to not have coverage but it was the first investment property -I purchased at the age of 21 and I really didn't think about it until now---Silly, I know! I am trying to take out a credit line and insurance is required. Help! Any suggestions?

I would suggest working with the listing agent if you really want a house. It makes the transaction easier and bigger commission for the listing agent. I could be mistaken but it has always worked for me.

I am so happy I stumbled upon this site--I can't stop reading! My question is: How can I expand my porfolio if I have reached my limit of 4 financed properties with very little equity in them? I am looking for creative ways to buy more properties. Thank you in advance for the help. :)
