Greetings BP Community,

I am in the "finding which market to focus in" step and Pennsylvania, Ohio, and Indiana look like the states with the most appealing cost I found this far. I am looking to buy and hold. I would love a market that has many multi housing properties available that could be purchased for $75K (at most) in a class C neighborhood.

I would appreciate anybody's input to why they favor one market over the others? What zip codes would meet the criteria described above? Any feedback is welcome.

@Karl B., man did you give me some great feedback! That's good to know. 

I see you're from LA! I relocated to Colorado from Orange County a few months ago. I am sure glad I don't have to deal with the 405 or any of that LA traffic at all. 

In any case, I have a few more questions if you don't mind:

1) It sounds like you don't rent to college students, even though there is a demand there. Any particular reasons for that?

2) Was any of your properties ready to rent? Or did you have to fix them first? Most (if not all) the ones I saw in Zillow look like they need significant work. 

3) How about the neighborhood around Penn State?

4) Do you know of someone who caters to the student community? If so, what has been their experience?

Hello BP Community. 

I am a newbie (from Colorado) with a high interest on the Erie real estate market. My interest is to buy and hold, in college towns. With all the colleges and Universities present, and the current market rate, Erie looks like a sweet spot to invest in. 

Looking at Zillow, there is a lot of foreclosure and "not in good shape" properties near Gannon University compared to the area near Penn State. The market near Penn State seems more expensive as well. I would like to know from the locals, or out of state investors familiar with Erie: 

1) What type of neighborhood is Gannon/Mercyhurst Universities in?

2) What are some good neighborhoods (class B) near colleges/universities worth looking into?

I would appreciate any feedbacks and also, any existing investors' experience with college tenants in this area.
