@Joshua Dorkin When I use the site search engine it does not appear to restrict the search when using quotation marks. Is there some other way to achieve the same results? Example; if I type in "Maine" it pulls up everything containing the letters m-a-i-n. It doesn't restrict the search to just M-a-i-n-e. Am I missing something?

Congratulations to both of you. J, wonderful job managing your first spec project. Great details all the way around. Not surprised with your success in this arena after reading about your other exploits. Why this area of Atlanta, though? I haven't attempted a big city project (spec or contract) since my early years (NYC) and after reading Josh's e-book account I've remembered why.

Bernie Huckestein t I concur with your perspective regarding MF investing in our area. The entry price point in the Portland area low unit MF market precludes investors from finding opportunities. Unless you move outside this market, as you mention, or are fortunate to hit that rare desperate seller you will be hard pressed to find a property where a10% PM cost fits any acceptable profitability model. The fact you travel as you do will make it more difficult to rehab a property even if you were to find one. SFR may provide greater opportunities but keep in mind two things. Most of these opportunities will need rehab so that will require more of your time but can be manageable with a competent contractor. Also,don't ever assume your tenants will manage the "upkeep". You will want a managment plan in place regardless of whom actually is handling it. Send me a message if I can help or you just want to connect. Good luck

    Looking at this commercial listing in a small town:

    GI $288k Underwritten NOI with vacancy, maintenance and reserves of $268k asking cap rate of 8.25%. NNN Leases with Dunkin Donuts, Subway, Northeast Bank and others.

    Asking $3.25M

    Will be talking with broker tomorrow.

    Thoughts?

    Though I haven't closed on an investment property recently or had any fruitful leads on killer deals, I do feel a measure of sucess as a result of networking. I went to my first realestate investors meeting tonight. It was a little intimidating at first not knowing anyone but after meeting several other new attendees who were also BP members things loosened up. The talks were interesting, I met others with shared interests and even connected with a hard money lender. I highly recommend going to these types of meetings and putting oneself out there. Good things will come of it.

    I know that eventually that killer deal will present itself but in the meantime I'm going to enjoy the immediate moments of success and the new acquaintances they provide.

    I too love old architecture and that building with the tour was beautiful. I loved those quarter sawn wood stair treads!

    Only simple way I know of to deal with the ceiling/heat issue is with a ceiling fan. Remember if you get a high quality fan with a quiet motor and a reversible spin you can pull the cold air up which helps to circulate the warm air down. Not the best solution but a relatively cheap one.

    By the way what is the asking price on the tour house?
