what is a reasonable time frame to give the buyer to obtain the money for the property? does it vary from property to property?

when getting in contact with a seller, would are essential pieces of information that a seller should know about the wholesaling process? I would like to be able to provide the seller with as much information about what my role is. I don't want the seller to think that its a possible scam or not real.
