Thanks again, everyone for their feedback. I'm currenlty getting my inspection list and letter together. Also I will replace the HVAC filter as well. You guys are apprecaited and i hope someone else can learn from this forum.

Thanks. Would you guys recommend sending a letter to the residence a couple weeks a head of time to inform the tenants they will be an inspecton coming up ? Also should it be a morning inspection and I'm thinking on a Saturday?

Hey, I just purchased my 1st rental property a couple months ago. In June it will be 6 months since the tenants have been in place. I would thinking of doing a 6 month inspection at the property. What u guys think out that ?

@Joshua Fulenwider If a partner is involved to for his/her income to support the loan. Would the loan be in their name or mine ?

@Stephanie P. Thank you. Typically investor loans have higher interest rates correct ?

@Chris Mason So if the DTI doesn't qualify, your pretty much stuck with 1 property and can't do the refi part of the BRRRR to scale up ?

@Joshua Fulenwider Hey, I'm not sure if I am asking this correctly but your debt to income does play apart of the refinance period ? So what if you pay cash for a property and you have all ducks in order as far as great credit, reserves etc and what if you don't have the W2 portion to cover your debt too income ratio and you've been out of work for awhile and been living on savings and cash flow. Keep in mind the property was purchased less than 12 months ago.
