@Arlen Chou This is a Single family residence with an converted detached garage (ADU permitted last year). I rented the entire property to the tenant as the back unit was not permitted when I purchased. The tenant filed a complaint through the rent board. Rent was 975. When I refinance out of the city loan, the mortgage payments went way up. 4 years later rent is 1850. My mortgage payment is 1844 and I pay trash.

I refinance out of my city of Oakland first time homebuyer loan which made my mortgage payments go up. I raised the rent accordingly try to keep up with the mortgage payment. Am I in the right for a Fair Return? Tenant is protesting past 4 years rental increases after I put the house up for sale. He signed an Estoppel agreeing to current rents when I notified him I was going to sell. A month later the complaint came.
