I've personally had pretty good luck with their skip tracing, but it's definitely not the cheapest. If you can find someone like @Will Clark who can do it cheaper I would definitely look into that.

@Jerryll Noorden That's an interesting point. I was only doing handwritten since I have the free time and I constantly hear that handwritten has a higher reply rate, but I'll definitely do more research into professional letters for my next round. Thanks for the reply!

@Jake Soper Thanks for taking the time to reply! I actually ended up adding a more personal touch to the letters I sent out. I was going to try and do a more specific list, but my town only has a population of about 65,000, so by the time I cut out owner occupants and a handful of other groups my list was only 500-600. I've been calling people in probate, tax delinquncy, etc but haven't had a ton of luck yet. I'd love to look into SEO at some point, but for now am just trying to keep my focus on one thing for a while.

@Jonathan Barr I am sending this letter to single family absentee owners with over 50% equity. I invest in Council Bluffs, which is a small market near Omaha, NE.

@Todd Hutcheson I've been calling lots of landlord on Facebook and Craigslist, but haven't seen a ton of success from it yet, but it is definitely great experience. Thank you for the reply!

@Jonathan Greene That's a great idea, I was worried about making the letter too long but I will definitely make sure to add a way to distinguish myself.

@Braden C. I'll have to do some more research into professional letters. I don't have a website yet but that is definitely something I would like to do in the future.

@Blaine Alger The market I invest in isn't very big, so I thought handwritten would be a good way to start. I have heard about ball point marketing before and it sounds pretty cool, I'll have to look into it more!

Hey everyone!

I'm looking to try direct mail and I was curious if I could get some honest criticism on the content of my letters. When I have listened to the podcast and looked around on the forum it seemed like most letters were pretty simple, but I just wanted to make sure my letters looked reasonable to anyone with a little more experience.

Post: Potential 1st Deal Analysis Help

Hey guys! I’ve been looking at doing my first deal recently, and I had an interesting offer come up and I thought I’d try and get some opinions since this is my first deal.

This deal was presented to me by a local investor, and we would go 50/50 on it.

The investor told me that someone alerted him of a deal in which someone got 50% of a house in a will, but their brother got the other half of the house. He wants to buy out his brothers half of the house, but only has 15k (other money that was left to him in the will. They think the house is worth 80k, and he is asking for an additional 25k loan against the house to be able to buy out his brother. He agreed to pay 9% interest. This seems like a good deal to me, but just thought I’d check with you all and see if I was missing something.

Nice to hear a perspective from the other side. My initial plan is be able to get enough income to live off of, however I do think I could potentially work on a larger scale if I got really into it. Maybe I will try minoring in finance, that way I will have at least some experience Incase I try to go larger scale in the future, plus I’m sure the classes would just be interesting for me regardless. Though not majoring in finance or real estate could slow me down, having a 6-figure job aside from real estate would also help me get a much quicker start. Definitely no exact right or wrong answer, I’ll just have to see what classes I truly enjoy and am passionate about and go from there.

Hi there! I was curious if anyone on here knew enough about tax sales to hopefully be able to answer my question.

From what I understand at Iowa tax sales anyone who is interested in the property can bid the lowest percent equity they would take in the house to be able to take on the lien, but I was curious if someone only bids 1% equity in the house would they be able to take ownership of the property from the current owner at any point since they only own 1%? 

Sorry in advance if this is a very beginner question, but I just had a lot of trouble understanding that concept and could not find much info about it online.

Thanks for all the responses, I appreciate all the different perspectives. I think for now I plan on majoring in something without relation to RE, but making sure to learn RE by joining clubs, reading, etc. That way I can use the w-2 income for funding and financing deals in the future, but I will also have the knowledge in RE ready to use whenever I get sufficient capital.

I appreciate the response! When you get into RE did you feel like you missed out on anything by not majoring in some sort of business? Or were you able to pick up most everything from books, forums, etc?
