Quote from @Jake Bourgraf:

Looking for landlord insurance, I have asked my current insurer, and it is the same price as if I were living there. Who do you recommend in Ohio?

Reach out to Michelle at Chip Berry Insurance. Found me a great rate for my duplex.

Quote from @Wale Lawal:

@Twannisha Jackson

Let's talk about your concerns on paying off the mortgage and raising the rent for your inherited client. To pay off the mortgage faster, you can put extra money towards the principal amount to lower the interest and increase the ownership of the property. But it's important to assess your financial status, emergency savings, investments, and cash flow requirements before making a decision. Raising the rent from $875 to $900 next year could be a sensible move, especially if the market rental rates are supportive of higher prices. It's wise to take into account market research and any upgrades or additional benefits for the tenant.

Determining when to raise the rent is influenced by various factors such as lease renewal dates, local market conditions, tenant satisfaction, and lease agreements. It is important to strike a balance between immediate cash flow needs and long-term wealth-building plans. Assessing financial objectives, property costs, rental earnings, tenant interactions, and market patterns is key to making well-informed choices.

Good luck!

 Alot of great information there @Wale Lawal!!!

Hey @Twannisha Jackson. I am looking to close on my first house hack in Delhi at the end of this month. I would look at rental comparables in the area. Are they the same quality, bed/ bath count etc. Definitely don't want to under rent.

Also consider if saving that money you would be putting to extra principal, and reinvesting in other properties. That would be a better ROI in my opinion.

Good Luck!
