Hey everyone! I’m 20 years old living in Northern Virginia, and am looking to get my first Multi-Family in Baltimore by House Hacking. I landed on Baltimore as my location because of the low entry prices for homes and it seems to be the closest market to me with small multi unit properties to where I can still manage myself. I know looking at Baltimore as a whole can be a no-go to most but I have a friend who’s lived in the area that can point me to decent neighborhoods. I already went to a lender and got pre approved for around 250k depending on the property and how much it rents for. So, I’m now looking for an Agent, who is familiar with Multi-Family investing in the area and possibly section 8, that can help guide me in the right direction in my goals. Would love to connect with and hear experiences from other Investors.

250k will be a tough price point to find a multifamily in a safe area, but it could be a good single family price point for greektown, highland town, maybe canton or fells point too

Thank you, I'm open to SFH's as my main focus with Baltimore is area 100%. I reached out to you on email but I'll send you a DM as well. You got people vouching for you lol.

250k is definitely a decent price point for Baltimore, I’d probably look for a smaller row home in the canton area. You need to make sure the basement celling’s in the basement are high enough. Frankly real multi family at any price point in the nice areas are extremely rare, though there is one right now I’m showing this week below 300k, but it’s very rare. You’ll probably need to just buy an actual row home and rent out the basement.

Canton seems to be like the place that everyone's mentioning now, I'll definitely look in that area. Thank you for the advice on a single family with a basement, ideally of course I'd want a multi family but I'll keep looking for single families that I can work with as well.

Congrats!! At your age that's extremely impressive. You should be proud.

I've done it twice on two single family homes and it's changed my life in a short amount of time.

Best of luck to you!!

Thanks! It's definitely feels surreal to be my age and on the way to achieving such a big milestone for most people.

How was your experience house hacking single family homes? And did you rent rooms out to friends/family?

@Isaiah Gilbough congratulations on being prequalified.  I also started my real estate career house hacking - a $50,000 home!  There were plenty of people saying "do this instead" or "do that" but I loved that first house and all the memories I had it in.  Oh yeah, it also helped me become a millionaire too.  Don't worry about where you start - we just care about where we finish.

If you are looking for a realtor then just click on the "Find an Agent" link at the top of this webpage.  Bigger Pockets has a good tool for this.  Also, your lender should know some good agents.  Did we ask them yet?

Good luck with your first property.  Look forward to hearing how it all turns out!

 Thank you

I wish I could get started with a house so cheap lol. A lot of what I'm seeing is that I just need to secure that first property (with due diligence of course) and throughout the process I will learn about fine tuning all the mistakes that I'll inevitably make. I'm definitely also learning how to discern between which advice I should take a where it's coming from. And it's good to see I'm on the right path to becoming a millionaire!

I haven't asked my lender yet but that's a good idea. I will definitely reach out for referrals.

Thank you. I'll keep my story update as I go!
