@Bonnie Low definitely, can you DM me? I'm already working with an agent but I am still looking for lenders and attorneys

Hello everyone, hope all is good. I'll be purchasing a duplex in Columbus, Ohio soon, and I'm looking for a real estate attorney to work with along with lenders and a property manager. I'm an out of state investor but I'll be moving here as well so if you're out there, feel free to reach out! We can hop on a call or preferably meet in person (I'll be in Columbus for the next few days).

Hey everyone,I was looking for information on buying a commercial property, I don’t know much about them and was hopefully looking to connect with other investors or anyone that would be willing to assist.

Really? I  would like an apartment building in Georgetown DC, ready to go for 230k myself. I can want it for the rest of my life and thatś how long I´ll be waiting. Personally, I feel you should start off with understanding what actual reality is. I understand everything you are looking for, but if it were actually a normality, everyone on earth would be a wealthy and successful investor by now. I dont know the dynamics of every community of the United States, but under 250k multi in a class A/B community that needs no work is something I have never seen (in recent times). If its there, I can sincerely tell you itś not common. You should first identify an area where possibly you can come anywhere near the ball park of what you are requesting. After that, you need to understand the essence of risk vs reward. The higher the risk the higher the reward. A and B class communities which are very desirable are considered low risk. If they were widely available anywhere near what price point you want; millions of experienced investors who scan for this 24 hours a day would be there long before you. You most likely will have to evaluate the C class and maybe lower. There can be hundreds of things to consider, but the over all best approach in my opinion is to find a great (credible) turn key provider and see whatś the best they can offer (which still wont be near what you want).  Also you can acquire a Class C thatś  distressed and add value. Its so much to talk about and thereś so many moving parts but this is some food for thougtht.

Good luck. I wish you the best!

This is great advice, thank you

You did the right thing by fixing your finances first so that is awesome. A word of caution on your request though, when you tell people in an open forum that you want to spend X anywhere that works with what you want, you are opening yourself to unwanted spam and potentially a pile of garbage coming your way. No one is willing to move anywhere. Start to get clear on where you think a great place for you would be, considering job prospects, life, hobbies, weather. If you don't like the cold, you aren't going to move to North Dakota for a sweet deal.

I would only be there temporarily, and I travel for work anyways so I truly don’t mind at all

Hey Isaiah, that's great to hear! Take a closer look at Cleveland and Columbus for excellent investment opportunities. In these cities, your financial resources will go a long way enabling you to assemble a diverse multifamily portfolio and initiate a steady stream of income. I'd be happy to connect if you wish to know more.

 Absolutely!

Good morning everyone, I finally completed step 0; build up my credit and save for a down payment. My current market is terrible, so I’m ready to move somewhere with more potential. I’m looking to speak to agents that have listings anywhere that can meet these following requirements: A class/ B+ neighborhood, no rehabbing necessary or only cosmetic, price no more than $250,000, and landlord friendly states only. I’ve realized that’s all that matters as every state has their own diamonds in the rough so I’m ready and willing to move anywhere. For clarification I do mean MF homes not renting out rooms. Thank you in advance.

 Hey Isaiah,

As someone who also is in a market that is HCOL and not very suitable for a househack, I have also thought of this. The thing that restricts me is my job is in NY. Do you have a remote job or a plan to change jobs?

I travel the country for work so it’s not too much of an issue

Hello everyone, hope this message reaches you well. I was looking for some questions to ask when interviewing agents to work with. I don’t want some part time agent who ignores calls just because it’s a Saturday, I’m trying to streamline future processes by making sure i get the best agent possible starting out, so what are some good questions to ask? Am I even asking the right question? As always, I appreciate the insight.

As a FT realtor. I can tell you great communication is the biggest thing my investors like about my business. If you call or text an agent and don't receive any communication within  24 hours.. I think you have your answer. Do some research beforehand and google them and see what you find.

All in all, I would say open and honest communication.

if you need some references for your area just let me know I have referral partners out that way.

Definitely, that would be much appreciated

Quote from @Chris Ayars:

I agree with @Daniel McDonald. Find an agent who believes in the value that you bring to the community and desires to partner with you in that venture. Make sure the agent has a desire to learn what they do not know about your side of the industry and is willing to work with you to make a partnership work. This could offer the best of both worlds for both of you.

For example: myself...

I am looking for a team of flippers to buy and sell in partnership with because I hate seeing derelict houses when there are so many people who need to purchase their own home. I do not have the contracting skills to do the work myself. Nor do I presently have the capital to buy and contract out the work.

Just because I do not answer the phone immediately or get back to you right away does not mean I am not interested (though that may be the case for many others), it just means that I cannot talk right then. I may be involved with something and cannot get back to you for several hours or the next day. I take calls on Saturdays when I can, but try not to do anything Sundays. Everyone needs to set boundaries and have some down time. "A one-man 24/7" expectation is unreasonable and will eventually cause a person a multitude of problems.

I hope this helps.

This is great insight, thank you
