Hey @Isaac Terry, My question for you is: Are you planning to buy and manage the property yourself? Or, are you looking to invest for passive income and let someone else handle ownership and management?

I was looking at homes in Akron & Clevand, they are affordable but since I'm out of state I'm not sure about pulling the trigger on investing.

Any advice regarding the pros and cons of these two cities? And would it be worthwhile investing to rent?

Hey everyone,

Just got my hands on a place I'm planning to fix up and rent out to a Section 8 tenant.

I'm new to making a place Section 8 ready and could use some pointers. Could anyone share their knowledge or resources on how to effectively approach this renovation? I'm particularly interested in understanding:

- Key renovation aspects that meet Section 8 standards
- Common pitfalls to avoid in the process
- Any specific features or improvements that are highly recommended to facilitate a smooth inspection and tenant satisfaction

Any advice or a checklist you wish you had when you started would be super helpful.

    Thanks a lot!

You need to make it durable. Think prison cell. Anything that can be hung on, swung from, or ripped off the wall should be removed. Carpet is a no go. Make sure your flooring can withstand pee, spilled beer, spilled juice, blood etc...

    Too funny

    Hello Isaac,

I think your about 5 years too late property values and taxes have skyrocketed. There may be an opportunity but it will be rather expensive as a point of entry. However it depends what lens you use. If Newburgh sees valuation like Beacon did there still could be opportunity, however like I mentioned the people betting on this already did it years ago.

I think the cons are high crime rate and I imagine high turnover / non paying tenants. I hear the city is a nightmare to deal with. Just my 2 cents though, I haven't a nickle invested in Newburgh myself.  If you move forward on a property feel free to update this post I'm curious to see how it turns out.

I'm a territory manager for a telecommunications company, and driving through the Newburgh NY I forsee a huge upside in this neighborhood.

Is there anyone currently investing in this community? And if so what are the pros and cons of this neighborhood? Because I would love to start investing in Newburgh.
