Hello - I am looking to connect with someone who has experience with converting commercial space into storage units, and specifically getting the project approved by the city of Tacoma, WA. I just found out that one of my Airbnbs has Bed Bugs. One of the few negatives of new guests almost every night.... 

I am getting quotes to have a pest control company do a full extermination (looks like $2,200 minimum), but I am just curious if anyone here on BP has personally resolved a Bed Bug situation themselves? Any product you recommend? Should I not waste my time and just pay for the experts to do it right? Anything you can tell me based off of your experience would be greatly appreciated! Thank you very much!

North End Rambler, with primarily cosmetic repairs needed. 

Positives:

- Metal roof, 

- New carpet in bedrooms, 

- LARGE two car garage, 

- Fully paved, concrete stamped backyard, 

- Majority of work needed is cosmetic, 

Negatives: 

- Federal pacific electrical panel, 

- Pergo flooring in laundry room and kitchen needs to be replaced,

- Floor in half bath needing repair (specifically near toilet),

- Lingering smoke smell, 

- Dry rot where downspout is missing, 

- Crawl space not 100% accessible, 

I have had this property listed on the NWMLS for quite some time, but I am afraid I am not getting it to the right demographic; hence posting it on BiggerPockets. This home has good bones, but due to it's condition, the majority of MLS buyers are not interested.

Comps support an ARV of $400,000 on the very low, and $460,000 on the high. Likely in the $425,000 range depending on renovation quality.

Rents in the area indicate that this property could rent for $1800 on the low, and $2300 on the high (again, depending on renovations).

My question is simply what accounting software are other BP landlords using for tracking for the sake of taxes, budgeting, expense/income reports, etc?

I realize this is a topic that has come up and has been answered many times over the years, but I feel like it is worth asking again as technology is always changing/improving. I would love to hear what other newer landlords are using?

Most people I have spoken with advise me to go with Quickbooks; if you are using Quickbooks, do you suggest the online version, or the desktop version?

Personal context:

- In June I will be closing on a fourplex that I will be living in and renting the other three units. 

- This is my first property. 

- I very competent with technology as a whole, and I would love  to purchase a program that is able to provide me with in depth reports.

Hi BP Community! 

After listing and going pending on a five-plex here in North Tacoma, I connected with two well qualified buyers looking for MF properties in or near Tacoma. Not a unique request, as I know most of us investors are searching for MF in hot markets like Pierce County.
