As a follow up to my last post I am curious to any thoughts and opinions on acting as my own GC. This will be my first true flip and the job won't be a complete demo or gut. The questions I have are, A - does anyone here have experience acting as their own GC when starting out? B - are there any risks or major drawbacks to acting as my own GC? Time is a big factor as I don't have time to do all the work myself, but I would have time to contract out the different pieces of work that I won't have the bandwidth for.

@Jarred G. This is super helpful as I did not realize the current GC situation was like this. All that being said, would acting as my own GC be out of scope? I am currently in a live-and-flip and doing all the work myself. Biggest reason for hiring a GC on my first true flip would be less about skill and more about time. Also keep in mind that this first property isn't going to be a gut-to-the-studs job. I just don't know if there are any risks involved with being my own GC...

Looking for some feedback on creative ways to fund my first flip. Here is my current situation:

- I currently have one rental property in another state.

- Most of my own capital right now is tied up in my residence here in Pittsburgh (livin' and slowly flippin')

I don't know if 100% funding for purchase and rehab is a reality, but if it is I'd love to learn more about my options there. Other thoughts that have crossed my mind to cover a downpayment - personal loan, line of credit, private money. Looking forward to hearing some ideas!
