@Rick Albert for sure, I want to be aggressive but not so aggressive that I become over-leveraged. House-hacking will probably be the first thing I do.

Maybe a silly question, but if the market were to crash, does it become harder to find tenants? If a large percentage of the population is struggling financially do they have trouble affording rent and avoid it? But people need a place to live though, something I’ve wondered about.

@David Krulac dang! That’s awesome stuff. I don’t understand much of what you said if I’m being honest, but it’s obvious that it works and it’s possible! Thank you for your input! Did you automate/outsource these methods or do you do much of it yourself?

@Sean Sloop makes sense, I can’t actually own any property legally while in school right now, I’m enjoying reading the books when I can I just have to sharpen the actual skills. Networking too. Take care!

@Patrick Drury wow that’s amazing! Congrats on your success so far!

There’s a good chance I could be assigned to California so I’ve been looking on how to invest long distance using short term rentals for the greater cash flow for the first couple years. Are you your own agent as well?

@Ben Miller good points! Not going to lie, the idea of buying that first property is so so scary but we just have to take the plunge. I’m a overthinker my nature so just gotta scrap that and commit to it.

@Randall Wagenleitner thank you sir! Have been investing my money just for that reason, want to househack my first property as well then invest whatever I saved up there.

That point about action resonates with me, I don’t know a lot, never analysed a property, just need to know where to get numbers and how to check if those numbers are actually accurate. Luckily I have a friend who can help me out! Take care and best of luck

@Brad Hammond I guess I’m more worried about a the actual price or value of property crashing, putting myself in huge hole that needs years to be filled up. The rent point you made makes sense, I never thought that rent wouldn’t change that much. I thought a lot of accommodations would have to be made for individuals and families who have trouble making ends meet if we experience another crash similar to 2008.
