I’m a GC in Indianapolis and I have read a handful of

books, watched countless videos and I believe it’s time to get my feet wet. I feel it would be good to have a seasoned vet in real estate to mentor me.

I’ve discussed with others about utilizing my skillset to manage projects and even flip or turn properties for sweat equity/mentorship. I interested in fix n flips as well as buy & holds. I understand and respect others time so I’m open to how I could be of value to those who may be interested by utilizing my construction experience.

I’m currently building relationships with apartment owners and I’m seeking out some knowledge. What’s your experience with best bathtub and tub surround selections. Best meaning maintenance and lifespan.

For what it’s worth coming from a contractor I agree with some of the comments on not coughing up all the money upfront. Not that there aren’t those who would manage it well and be 100% honest with you because there are many of us out here. It’s just not wise to dump it all upfront. I personally like to be a step ahead on the pmt arrangements as opposed to be operating behind payments. It makes for a smoother operation and a little less stress as I’m trying to keep the crew/crews happy and productive.

ALWAYS ALWAYS keep at least 10% back until the project is 100% complete. Like complete complete!!

It’s good for both parties and keeps everyone on their toes and motivated.

@QuoVadis Gates. I only deal in shingled roofs but very very rarely do my guys take longer than 1 day!

I’ve jumped on the book a week plan and could use some suggestions for great books! Business, rentals, self improvement etc

You mentioned the Crown Hill neighborhood......I'v spent the last 6 months rehabbing properties on Graceland.
