I'm a landlord in Portland, OR. I have an interested tenant who has a small cat. Initially I was going to accept no pets on my property. But I think I will give in. How much do you charge extra per month for a cat?

She is on a 1-year lease from 4/15/2019 to 4/14/2020. The contract has this term in it "Right of Entry: Landlord or its agents may enter may enter the Premises at reasonable times to inspect the Premises, to make any alternations, improvements or repairs or to show the Premises to a prospective tenant, buy or lender. In the event of an emergency, Landlord may enter the Premises at any time"

@Theresa Harris the lease expires April 14th. She gave the notice today. Does that mean she's on the hook to pay rent through May 14th? (if I understood correctly)

Hi, I have a tenant who just gave her 30-day notice to leave the rental. I told her that I'd let her know in advance when a candidate tenant wants to come see the house. Her response was no, she is not going to allow any showings (her reason is Coronavirus health hazard from strangers). She even said I, myself (the landlord), cannot go see the house to assess its condition until after she's moved out. 

Do I really wait to show the house until she's moved out? Obviously this is going to push out when the next tenant will be move in quite a bit, and will for sure extend a time gap in between tenant occupancies...which just equals losing $$$

Thank you @Nick C.. Unfortunately the house was vacant so very hard to get a hold of the owners since no clue where they moved to and no phone number available.

Hello people of BP!

I'm a new investor, have not unlocked any deals at the moment. I'm looking at a pre-forclosure property in my zip code. Did some research on it online and by calling the county court. Found out:

  • Property received a Notice of Default (NOD) potentially January this year (been 10 months)
  •  It is scheduled for auction in early December this year
  •  County said they are current on their taxes
  •  Property purchased in 2008. A loan was taken out in 2009 that satisfied the first loan. Then another loan was taken out in 2011.
  •  Probate in 2016 as owner passed away. It appears that son has been appointed as the personal representative of the estate. However county confirmed there hasn't been any recording of deed transfer (so probate hasn't been acted on)
  •  House was listed on sale in 2016 after probate, but then listing got removed 3 months later.

Based on the price estimates on Zillow I think there may be a good opportunity for a margin depending on how much the property can be purchased for.

I'm at the point where I'm considering contacting the owner (or their heir) of the property either through mail or in person visit to see if they would take a cash offer that can solve their problem, especially since auction date is coming up.

Any advice from you guys would be helpful, I'm a bit nervous to be honest.
