Good morning, Irving! Welcome to the wholesaling business! I’m Erick, and it’s great to connect with someone new to the space.

A few tips I’d recommend as you get started:

  1. Build a solid buyer’s list early on. This will help you close deals faster.
  2. Focus on marketing and lead generation to find motivated sellers—direct mail, driving for dollars, and online marketing all work well here.
  3. Know your numbers—being able to accurately assess the value of properties and make solid offers is key.
  4. Network with other investors and professionals—attend local REI meetups, connect with title companies, and build relationships with hard money lenders.

Feel free to reach out if you ever want to chat more or exchange ideas!

Looking forward to seeing your growth in this business!

Hi Erick,

I appreciate the tips you've shared. Right now, I’m focused on building a buyer’s list and generating leads. As you mentioned, networking seems to be key in this business. It’s becoming clear to me that relationships play a huge role, not just in getting started but in long-term success as well. Building and maintaining those connections feels like a crucial part of the process. I'll for sure reach out for any questions.

Thank you again for your insights!

Hey @Irving Robles Gamino!  First of all welcome to the BP Community.  I'd advise you to dive deep into the forums, there's plenty to learn!  As an agent, I've worked with multiple wholesalers, novations, subto, etc.  Working with this group seems slightly polarizing I either love the experience or greatly dislike the experience.  In the latter I've found many wholesalers who get a client to sign a contract with little to no explanation, leaving the client in a bit of misunderstanding about the process.  As the agent I typically become the face of the transaction.  When the wholesaler locks a contract up under false pretenses it not only lacks integrity but also throws the agent under the bus with them.

On the reverse when I work with a wholesaler who has thoroughly explained the process and contract and leads with integrity and honesty.  I find all parties leave the transaction greatly satisfied.  There is a way for all parties to get what they want.

My advice is simple always be honest with your clients!

Cheers and best of luck!

Thank you so much for the advice! I’ll do my best to be clear and concise and uphold integrity with my clients. I understand that some in this field may withhold information, but I truly value your perspective, it’s both valid and rational. I appreciate your response!

Good morning, everyone! My name is Irving, and I’m new to the wholesaling business. I wanted to introduce myself and connect with both investors and fellow real estate professionals, especially those in the San Diego area.

I’d love to hear any tips, insights, or advice you have as I navigate this journey. Looking forward to learning from and networking with this great community.

Thanks in advance for your time and wisdom!
