I believe I found a good deal. Not under contract yet, but believe I can get one. 
looking for a cash buyer or wholesaler to help me through the process.

So how does the seller know I’m giving a title company the money?

Do I call a title company right in front of the seller?

If I get a off market property and get the seller to sign a p and s right on the spot, do I give the seller the earnest money?

If I put a offer on a off market property and the seller accepted the offer, and we sign purchase and sales right on the spot. Do I give the seller the earnest money right there?

If I get a owner occupancy loan and live there for 1 year, can I move out and get another owner occupancy loan?

@Boris Grinberg I’m a new investor so my rate is 11% but more experienced investors get better rates. 
I thought it took 7 days. I look into it. Thanks

I was going to use accolend  11% no points 

25% down

It seems all the hard lenders want the LLC.
does anyone know of any that don’t require that?
