Thanks for sharing your POV.  As the owner, I'm very close to the property expenses and status so while it might mean some organizing, I feel encouraged  I can manage it.  Have you ever heard of an agent being engaged partially at reduced rates - just to help with the documentation without the marketing or identifying buyer?

Wondering who has had experience. I expect to pay premium attorney closing fees. And I plan to work my network in this FSBO exploratory phase. However, are the transactions easier with no agents or what if the buyer has an agent and I don't? Other thoughts on complexities with Commercial involved in Chicago?

Post: Recourse after a denied Condo Insurance policy claim - help

I recently had exterior and interior damage to my IL 3 unit condo property and personal unit within it resulting from a neighbors's clogged, flooded gutter and the excessive Chgo spring rains.  I had 4 policies on the property (1 for each unit plus building condo policy) at the time of event.  I opened a claim under the condo policy and after several months, it just came back denied. I'm shocked!  

Of the next steps to take to pursue coverage, I'm not sure what would be the most advised or in what order so looking for pros/cons from those experienced and/or referrals for these or other options:

- hire a public adjuster

- follow insurance appeal process

- open a new claim under homeowners policy

- consider litigation against my insurance company

- change insurance companies (I'm seriously wanting to do this with a company who can insure my unique mixed use space)

Your thoughts and any referrals of resources is appreciated too!

Post: Short term options after Commercial loan matures?

My lender offered unacceptable options to refinance a commercial loan that just matured and is on an extension period.  I'm in process to refinance with another bank but the process has been lengthy.  What options might I have to carry me from the current loan to my refinanced loan, if its not completed before the extension ends?  And options that I can obtain rather quickly.  What happens if I move it to a personal loan for example, can it be recouped as a mortgage afterward?  Any thoughts?  Thanks!
