@Rachel H. Thank you for responding. I know the owner didn’t pay the taxes, so I’m hoping it will go to the tax sale and whoever wins the bid can then just take it off my property. Wishful thinking!

I’m trying to figure out how to take possession of a MH that has not been moved from my land (I went through the eviction process). It has been 2 months.

Is there a way to apply for a new tittle so I can rent the place or possibly sell it?

Thank you for any and all information,

Quote from @John Underwood:

I have been buying tax liens for about 15 years.

I retired early due to all the houses I now have that still have tax deeds.

My county does a good job of properly notifying all owners and lien holders.

The tax deed wipes out most all issues of lien holders.

@John Underwood

When do you clean/quiet the title? Or
Only if you decide to sell?

@Jerry

@Jerry Lucker this is my first time renting just the land. Land came with MH which I sold and the owner was paying lot rent until he stopped. I’ve gone through the eviction  process but he didn’t move the MH.
On top of that, turns out he had his own tenants,

@Daniel

@Daniel Perea what did ever happen?

I’m in a similar situation myself, with no answers from either the sheriff’s department or the court

Quote from @Daniel Perea:

I been asking on all 3 courts but it seems like one is telling me to go ask the other. I'll talk to someone in the city hall, and keep asking questions. Thanks for the input guys, I'll see what happens and post the outcome of this situation.

@Patricia Steiner he didn’t leave his forwarding address, how can I show my intent to return what he’s due?

Last year a tenant signed a lease contract that started January 15, and for some reason, may be a senior moment, I wrote the contract to end this year on January 15. (He paid deposit + last half of January to move in) Mid December the tenant notified me he was moving out when the lease ended, but when January came around he did not make any payments. I contacted him and asked if he was moving the beginning or end of January, he replied the 15th. My question is, shouldn't he need to pay for half of January since that's when the contract ended? When he asked about his deposit I told him I deducted half of January and gave him the difference back. He did not like this at all and said he's taking me to court.
