I agree with Sarah. Also, since most mid-term renters are in transition I typically ask if they think they might extend. It's common for traveling medical professionals to extend their contracts. If they might stay, I pad my calendar so someone doesn't book it when I could just keep the current person. They appreciate it and the less I turn a unit the easier it is to run it.

Not sure if you pulled the trigger, but I was nervous to go from LTR to MTR. The question is what niches will support the MTR paradigm. I am in Pittsburgh and there are multiple large hospitals within 15 mins. I went to Vivian.com to browse the jobs to see if there is demand. If you keep your searches broad you can see which hospitals vs others in the area are seeking temp workers. I would check FurnishedFinder and their stats about what's available and prices. I think a good rule of thumb is LTR is 1x rent, MTR is 1.5-2x rent, and STR is 3x rent.

In addition to medical professionals, we also have college/grad students. Typically those are shorter stays as they are doing something for a couple months vs staying for the entire semester or year. Finally, there are digital nomads and some theater performers who need to stay for more than 30 days. That's been my experience and I'm really glad I pivoted, but your location might have other mid-term niches you can capitalize on (construction, business, etc). Facebook has mid-term rental groups for traveling nurses, etc. You can check to see what they say about your city. YMMV

Plenty of pics and having a virtual tour for potential guest to instill a sense of confidence in the property. Zillow includes links to virtual tours for your ad. Sometimes I get people asking for a walk-thru, and most of the time my units are full and I don't want to bother. I feel good pics and a virtual tour is the best I'll give them.🤷‍♂️

I figured that was the case, but I've been just eyeballing the rents I can get via a FF local search and by how quickly I am getting bookings. I haven't had many issues getting booked, but since I have a couple opening this month I thought I'd reach out and see what others have seen/experienced. Somehow I didn't notice there was an educational part of the service. Thanks Gabe!

I have a 6-unit building I rent to mid-term renter only. I noticed I could add my units to google travel via futurestay.com. I also was presented with dynamic pricing. I have two big questions. One, is dynamic pricing a thing for mid-term properties without much seasonality? Two, has anyone used FutureStay.com? I like the idea of using FutureStay for a stand alone website and getting included for Google travel. I'm currently using Airbnb and FurnishedFinder. Plus I use Hemlane for applications, background checks, and payments. Hemlane also does advertising via ad syndication too.

Any help and insights is appreciated, thanks!

@Myles Mannino I'm in PA and I believe you need to be a dealer to take advantage of manufacturer pricing I believe. Does Legacy work with PA park owners? By looking at your profile you appear to be associated with Legacy Homes. You also have posted about filling your park with 50 Legacy Homes. Did you like the company so much you decided to buy it? :)

@Logan M. are you a dealer yourself or just a park owner in UT? In PA it seems you need to be a dealer to do the CASH program. There's a number of hoops you have to jump thru to be classified as a dealer in PA so I'm likely looking to work thru a dealer w/ a floorplan instead of working thru the CASH program. It sounds like perhaps your not a dealer but could potentially do the CASH program in UT after a few consumer loans. Is that right?

Thanks for posting. What did you mean here: "the problem is they wanted us to first to three consumer loans outside their cash program to be eligible". I am not following. Could you rephrase it?

I've also heard of asking dealers to place used homes on your lots. Is that an option for you since you sound like a dealer yourself? Thanks!

Porscha, there is no association between vivian.com and my website. I only used it to determine there was demand in my area for medical professionals for contract work. How you hook them is up to you. Personally, I use Airbnb and FF.
