How do I informed a potential candidate that she/he was not selected for the rental property?

@Chris Lopez Chris thank you for the kind words. And yes, please do share your experience about the cost segregation tax next time we have an opportunity to talk.

@Julio Gonzalez Thank you Julio! I'm excited about the results this property will give and I look forward to my second Househack Property. It has been a very rewarding experience.

@Andre Galaviz thank you for the kind words. You got this! Keep working towards your goals. What helped me was having an outline of the goals I wanted to accomplish and breaking them down one step at a time. Also, we have a great opportunity to learn from our community. Good luck!

@Chris C. Hi Chris, thank you for your question. I didn't take the windows out. The property lower level/basement had egress windows installed which made this transition easier. The only construction project I did was the addition of the walls to divide the finished basement which included framing, drywall & doors installation for $3,800.I recently posted the before and after photos and video on my social media accounts IG & TikTok under @irinacreating. You're more than welcome to check it out.

@Jeff White Thank you Jeff! It was your great mind that provided me with the idea of dividing that room into 2 that double my rental income. There's nothing that replaces real life experience. And I look forward to HH#2.It has been a rewarding experience.

@Chelsea Scott Thank you Chelsea! This property is a very solid investment. The BofA grant program is a blessing especially for first time home buyers. I will definitely keep in contact with Bonnie for next year's tax solutions.

@Bradley Dosch Thank you Bradley. The Bank of America program I used for this investment was a program for first time home buyers that BOA grants $10,000 for down payment and $7,000 for closing costs. PMI is dismissed from the loan/financing when selecting a property within certain zip codes based on their criteria.

@Bekah Brown Thank you Bekah. This was an amazing opportunity and you're right having an experienced investor friendly realtor makes a difference.

Quote from @Bonnie Griffin Kaake:

@Ben Einspahr It sounds like you turned this into a great investment opportunity. If you haven't, you ought to explore the opportunity to reduce your taxes with a good quality engineering-based cost segregation study. You will likely have about $27K to $40K in taxes that you can defer or eliminate with cost segregation and leveraging the Tangible Property Regulations of 2014.

Hi Bonnie,

Thank you for this information. I will definitely look into this as the investor of this property for next year. I'll keep in touch.
