If I take another month worth of money - it's last month Rent. The landlord has to pay taxes on it at the year it was received, however, no separate accounts.

My bank had trouble to create not interest bearing escrow account as it required by Division of RE, and I'm not getting in trouble to keep any money separately if any landlord choose to collect two security deposits.

You have to google your state's law though. As we can see, every state is different.

@Jameson Hooton it's not a steady number - return on your time.

It's very low from start - as in any business. To learn how to invest in stock market will take a while and will have no real return on that time. The longer you're in the business, the less it depends on time.

Once you build a system, the system is working for you and you keep developing different businesses.

Like everything in life: you pay to learn how to do it, and then you do it easy-breezy....without much time spent.

We invest our time and money in what we want to achieve. Once we focus on one specific task, it takes les and less time and money. It starts working on you.

Ohio Revised Code:

(A) Any security deposit in excess of fifty dollars or one month's periodic rent, whichever is greater, shall bear interest on the excess at the rate of five per cent per annum if the tenant remains in possession of the premises for six months or more, and shall be computed and paid annually by the landlord to the tenant.

(B) Upon termination of the rental agreement any property or money held by the landlord as a security deposit may be applied to the payment of past due rent and to the payment of the amount of damages that the landlord has suffered by reason of the tenant's noncompliance with section 5321.05 of the Revised Code or the rental agreement. Any deduction from the security deposit shall be itemized and identified by the landlord in a written notice delivered to the tenant together with the amount due, within thirty days after termination of the rental agreement and delivery of possession. The tenant shall provide the landlord in writing with a forwarding address or new address to which the written notice and amount due from the landlord may be sent. If the tenant fails to provide the landlord with the forwarding or new address as required, the tenant shall not be entitled to damages or attorneys fees under division (C) of this section.

(C) If the landlord fails to comply with division (B) of this section, the tenant may recover the property and money due him, together with damages in an amount equal to the amount wrongfully withheld, and reasonable attorneys fees

You don't pay any interest (in Ohio) on security deposit less than one month rent.

If it's security deposit equal two months rent, you have to account them separately and pay interest.

With PM company, the security deposit is held in a special escrow account. If it's held by landlord, PM has it in writing that the landlord is responsible.

Even white shutters/door/trim would be OK - this is not the most expensive neiborhood.

However, burgundy gives it a special look - everybody wanted the bench, too.....lol

The highest and best use of the money were these flowers - I've got two offers right after I changed my front photo - it cost $20 in August but gives that final touch.

Shutters are not expensive but the door cost dearly. If you're going to sell the house anyway, you have to count ROI and don't spend unnecessary

As for paving driveway - unless the city makes you, don't bother. There are all houses with such driveways.

Recently, the city became more picky though - there is no POS but exterior inspection usually includes all these expensive violations when you sell

It would be easy in Cleveland - within last 3 years they count as a purchase price.

Anyway, why would it go up that much?

Are there any duplexes sold for $700K?!?

They can't apply other forms of dwellings as comps (SFR, condos etc).

I'd definitely challenge that - at least for 2019 you should be ok with $393K.

Outrageous tax value :(

Hope your rents will jump twice as well

If she's just a roommate - he might find someone to help pay rent.

If she's his girlfriend, you're expecting him to move out.

Since he's a good tenant, why start all that fuss because of her bad background?

Sign an addendum that she's not qualified to rent without him and is considered as an occupant only during his tenancy. Because there is additional risks for the landlord, you require last month rent to be deposited before she moves in. 

If they'd applied both from start, you could deny both of them. Now it's not a good time to part with already good Tenant because of his choice of a g/f. What if he wants to marry her? He'd be responsible anyway

Unless you have aLready bunch of qualified Tenants, I wouldn't rock the boat.

@David Woz you need comps. In Texas price sold is not disclosing, so you'll need access to mls (agent?) or appraiser.

If you believe that it doesn't worth that much - you have to come up with the prove. Considering the amounts, I'd hire real estate lawyer.

I had the same tax increase this year - twice to 2017, but mine is $27K vs $10K - and I don't have a case because I actually bought it for that price.

Market is pretty strong still and to get this value decreased, you'll need a professional.

Don't try to do it yourself - you might lose a chance (unless you just bought it for $393K - then you win)

I think, it's hard to admit a mistake, people want to hope that's a one or two bad cases. Even harder to say it publicly, that's why I admire people who give testimonials just to help others to avoid the trap.

All these comments about due diligence is true, however, people who gave MI their money, are not stupid.....they just trusted him - it just means they've never met con artists before. It's sad but they are trying to help others....and these others under influence: partially because they're invested already and don't want to believe the reality.

Off course, some are paid by Clayton Morris and it's part of his business.

 Ugly. Depressing. Turn off

If there is black shutters, maybe the storm door with black frame.

But solid black door is too heavy impression for the colorful house. White and black maybe.

@Adam Craig the house is just fine. Cut the grass, put some pots with flowers closer to the entrance and that's it.

Red door sells but it's not nessesary - nothing sells better than new kitchen and bathrooms. 

This is very good stable neiborhood - let it sell itself. You won't return the money on all that painting/improvements.

Please, don't paint door black or brick into any color!
