I never have good experience with home warranty. Delay and costly. Better to havd direct contact with someone who can fix asap. I would be pissed if I am the tenant esp with a baby

I am back.....I bought a property in OKC in March but now back to Vegas...I have a realtor but didnt seem to get good deals from her. I am ready to reconnect with you all.

I have to admit at this time, I am very wary but will continue to look at deals.

Multi family - 300 to 350K. Up and coming area. Definitely need to cash flow. At least 10% coc. Which areas would you guys recommend? I went back and read all the comments - downtown, Henderson, Alicante, Summerlin, green valley , spring valley - can anyone narrow them down for me. Looking for class B and C.

Thanks !!! Happy Sunday.
