Although I've been managing a few SF rentals for several years, I never really talk to anyone about real estate investing because they either don't understand or they consider it bragging. I have enjoyed reading posts on this forum and look forward to becoming more active as a real estate investor. I have been refinancing all of my loans in the past few months and hope to 1031 exchange a TX house for a CA house during the coming year. I look forward to reading articles, blogs, and other posts from BP. Although new to the forum, I can tell that like-minded people hang out here.

Different methods have worked better with different tenants, but receiving the rent check in the mail has been the most trouble-free. Early on I had a tenant who had an all cash business, and I stopped by to pick up cash every month. I have had tenants who have regularly direct-deposited into my account as well. I love it when the tenant uses their web-bill pay because they set it and forget it which results in on-time payments. My preference is to reveive rent through the tried-and-true US mail, and to walk the checks into my credit union for deposit.
