Hi @Adam Vondersaar I’m an out of state flipper. Do you have any property management group that will over look a flip project? I’m looking at something in fountain square 

Hi @Jason Kent how are you dealing with oversight from out fo state any good property managers in Indianapolis to over look and manage your flip during the construction process.

Hi guys,

Seem like a good to be true deal. 
a half construction job getting sold in Indianapolis, IN 

Good neighborhood up and coming. Electrical plumbing and hvac all done. Inspection needed, permits pulled. General contractor willing to finish the job for another 50-60k in 3-4 weeks ( sheet rocking and I believe bathrooms and kitchen). Arv about now maybe 400k last arv was checked 2019 for close to higher 300k near 400k

am I missing something ? Should I take on this deal? What should I look for ? Any good PM that will guide and help through keeping a lookout? During construction. 

Should I create a contract with the current general contractor so I’m not screwed to finish in a timely manner? 

I would be taking this on with a hard money lender. I don’t want to be screwed with a lingering job and pay high interest maybes for months

after a lot of reading and thoughts I have chosen to invest into Texas,


I am ready to liquidate my stocks. And. Maybe leverage my 60k with some hard money lenders for either Flips or BRRRR in the right neighborhoods that are moving houses quickly.


any help is much appreciated. I’d like to speak to atleast 5 PM’s. If any investors of BRRRR’s in Texas has recommendations for GC’s Realtors and lenders would me amazing!

Hey adrien, in your thoughts you think Hammond is better than east Chicago. I found a few 4 plex but now looking to flip until I can have better capital to get to better neighborhoods. Would a house sell faster in Hammond then east Chicago?

@Austin Beggs that sounds great. I’ve crunched numbers for single family rentals and the purchase point across the rental doesn’t cash flow and going into multi unit four plexs I saw you’d have to go to eat Chicago. But if west Lafayette is great for college. Instead of turning into multi family. I can always leave it as single family and do by room for college kids. 3 bedroom can bring in 1650 (550ea). Or 4 bedrooms 2200 (550). What’s your thoughts in student housing? 

Hi guys not sure if this thread is still hot. I was looking into investing in the east chicago area into a four plex going for about 200K is it asking for too much? zillow estimates the property at 100K.

The area I'm not familiar with and I am a out of state investor, the rents average around 700-900. The houses look like run down neighborhoods and a few posts earlier on BP I saw some said to stay away. Anyone recently invest into these areas? are you cash flowing? good quality tenants? Sec 8 or working class?

any good PM in that area that service the area at a reasonable rate or references on here like 8% to 9% property management..

I have read on here about a horror story about a single individual who purchased a house rehabbed and when they went to appraise it their purchase price got evaluated into the appraisal and got appraised the same price that he purchased it for and couldn’t force appreciation. 

I feel all my tech stocks are doing okay but the bubble will burst and pulling out money beginning of 2021 I won't have to pay gain tax till 2022 but hopefully BRRRR'ing a house will give me and asset and if cash flow starts I can depreciate and offset some of those gains and start building portfolio.

I’ve been interest in Atlanta as I heard Microsoft just purchased an enormous amount of land. Hopefully that’ll increase rents as well as appreciation? 

If there’s tax consultant and realtors familiar with the area I’d love to talk and get a few ideas about Atlanta’s market.
