Hey I am going to look at some slabs tomorrow for a house I am flipping

What granite slab colors work best from your experience?

The kitchen cabinets are dark brown (chocolate) and the floor is a light travertine floor.

I was inclined towards a lighter granite countertop.

Any suggestions for good looking neutral colors?

I do not want to put in the cheapest slabs or break the bank on the granite!

Is there anything specific i should be checking other than him being a licensed contractor? making sure he has worksmens comp? something else?

or just by being licensed is enough?

Hi I started a new s corp to buy fix and sell houses mainly in san diego california

I started my first project as a corporation with a licensed contractor with worksmens comp, it was more expensive than when i was doing it as owner/builder with a bunch of subs

Anyway the project was finished and sold but I need to finish a request for repairs in order to finalize the transaction. I cant reach the contractor i did the rehab with...

The scope of work consists of various electrical works such as correct GCFI for refrigerator, some leaks to be repaired in dishwasher drain and bath sinks. install a proper flex gas line for water heater. relocate ground wire in breaker box and some minor stucco damage repairs.

I was wondering if anyone here knew what was the most cost effective way of going about this request for repairs while the property is under the corporation's name

I want to be a straight shooter and do things the right way.

I have been given conflicting information by realtors regarding closing costs

Is it possible to sell your house and pay no closing costs? (meaning the buyers pay it all?)

Yea i agree with you 100%, the only problem in San Diego is that the more affordable the houses are the more intense the competition is, through REO's and auctions that is.

J Scott what are some proven and effective methods of extracting the sales history data for my areas? that you might have used or heard of

Hello i am starting a corporation to flip 5-8 properties a year, i done two so far.

I am in California focusing on San Diego and its surrounding areas.

Does anyone flip houses with a target audience in mind?

Hey guys thanks for all the input

I am not just trying to learn but i hope what we discuss here not only helps me but my fellow real estate investors!

I checked with the nearest all state and they said they can't insure an scorp they referred me to a broker

I went with farmers insurance and they offered me a DWELLING one policy which can be paid month per month (opinions on pros cons of this one??)

They also offered me a Builders risk policy but told me would be alot more expensive

I have been leening towards insuring my properties through a large national insurance company because i feel safer in case something happens that i will get paid by the insurance company.

what do you guys think? maybe im just trying to minimize risk too much.

I am working in San Diego, California and i was looking into a buillders risk insurance (course of construction) with big national insurance companies like farmers, all state, state farm

so farm state farm told me they can't cover me if i buy it with my Scorp.

What kind of insurance would be the best option to have when buying properties , rehabbing them with a contractor and then selling them?

is there a certain policy or company that you would recommend?
