As a resident, agent, and investor in San Antonio, I can say that it is an excellent market for investing. The increasing population, 5 military bases, over 16 colleges & universities, 2 major medical centers, proximity to Eagle Ford, and the fact that it's first major city north of the Mexican border all help make this a healthy market for investors.

- Properties can still be acquired with 30%+ equity,
- Low acquisitions prices allow smaller/new investors to get their feet wet,
- The rental market is excellent, low vacancy rates, and high rents
- There is a phenomenal owner-finance market
- Abundance of housing stock ranging from the 1910' to present day.
- Little competition unlike other Texas markets.
