To be honest, I would like to do this successfully, but no one I know personally is actually doing it.

If someone is having success with this, PLEASE let me know and we can make a LOT of money together!

From what I understand, Real Estate is the fastest growing sector of eBay.

I can find deals all day, my challenge is getting the traffic to the listing. I am not interested in shelling out hundreds of dollars for the listing fees, and having no results. Having that experience trying to sell merchandise that way, I have strayed away from it.

I hear a guy named Adam Ginsberg is the "guru" for that, but I haven't gotten the program yet.

I totally agree with this philosophy. I bought my own home "subject-to" and it was a steal. There wasn't a ton of equity in this particular deal, but who cares? Looking at price vs. terms, if I can get those terms I would get it at close to market value, as long as the payments were good. Like you said, it feels great to know that no matter what happens to your credit, you can find a place to live by understanding such techniques.

What would you like to know about this market?
I'm not sure how to help with your question.

Some areas here are in a decline, because of the high incidence of mortgage fraud over the last 5-6 years or so. It has made rehabbing in the inner-city more risky because of the difficulty getting solid appraisal values when trying to refinance-rent afterward.
However, there has been so much growth in the outlying areas (if you are familiar with Atlanta, I mean areas outside of I-285 which encircles the city) because of the crazy pace of building subdivisions.
I think the best growth opportunities going forward will be lease-options or Owner Financing the Spanish-speaking population that has grown tremendously over the last decade here. Atlanta today reminds me of what was going on in L.A. in the 60s-70s.
